About this project

The photo shows a Snappy Salads location on the ground floor of a glass-fronted office building: the brand’s sign on the storefront, the suite number at the door, outdoor tables and benches on the plaza and landscaping along the curtain wall.

Six Snappy Salads locations are on record, all tenant finish-outs: State Highway 121 in Lewisville, West Main Street in Frisco, two in Plano, North Harwood in Dallas and South University Drive in Fort Worth, from 1,911 to 2,893 sq ft. A restaurant inside an office building works under the building’s rules: exhaust routing, delivery hours, protection of the lobby and the landlord’s approvals, all settled in pre-construction.

Harrison builds restaurants & qsr projects as tenant finish-outs, freestanding buildings and remodels, with pre-construction first. More about restaurants & qsr construction.

What a build like this involves

  1. Review of the landlord’s delivery condition and the lease exhibits
  2. Demolition where a previous tenant left a finish-out, then walls, ceilings and the storefront
  3. Kitchen rough-in, hood and exhaust, fire suppression, grease interceptor and the equipment package
  4. Dining room finishes, counters, lighting, restrooms and the brand’s graphics
  5. Permits with the city, the health authority review and the final inspections
Why it matters to the ownerIn a tenant space the budget is decided by what is already there: utilities, the slab, the roof and the grease interceptor. A site visit and a conceptual estimate before the lease is signed are what keep the finish-out on budget.
